During these unsettled times we are continuing to work hard on your behalf, you can continue to rely on us as we remain open for business as usual, just in a different way. 

My team will be working remotely to ensure that all areas of the business remain functional in line with the Government directives.

How will you market my property during this time?

This is one of the things that will not change significantly. We will make sure that your property appears on all of the property portals, Rightmove, Zoopla, and Prime Location. Your property will also appear on our Website. Remember that 90% of people start their house search online and with more people at home this may well increase. We are still in contact by text, phone and email with our buyers and we still have new buyers registering with us. Whatever your requirements we will still tailor a marketing plan for you and your home.

Can you still progress my property sale?

We will progress your sale to exchange of contracts in the same way that we normally would. As conditions change we may need to adapt your completion date to ensure that we are complying with current Government guidance on social distancing.

Should I place my property on hold?

At present we are still seeing customers registering to buy houses with us and requesting viewings. With 90% of buyers house search starting online we would recommend keeping a digital presence during this period. We will of course work with you on a personal plan for your property.

You must let us know, when you are requesting a contractor, if you are self-isolating for one of the following reasons:

  • You or someone in your household has symptoms of coronavirus
  • You or someone in your household has been in contact with a confirmed case of coronavirus

This will enable us to deploy repair people in protective equipment to keep them, and all the other families they visit that day, safe.

Compliance

Upon your instruction to act in the marketing and sale of your property, we will send you a letter confirming your instruction and a copy of the terms we have agreed.

In that letter we will ask you for documents confirming your identity and current address (examples of satisfactory evidence are listed below and will also be contained in the terms and conditions provided to you at our initial meeting), together with evidence of ownership of the property to sold, or evidence of your legal authority to act on behalf of the owner of the property to be sold. 

Compliance

This information is required to comply with latest Money Laundering regulations 2017 and must be supplied at the earliest opportunity following instruction.  Whatever strengths another agent may have, such is the increasingly onerous nature of such regulations, you would be unwise to instruct any agent that does not seek to comply fully with these updated regulations.

Agree a Purchase

Agreeing the Purchase

When you have made a successful offer for one of our clients’ properties, we will ask you for further information in order to move the transaction swiftly forward, much of which can be classified under the heading of ‘due diligence’.

  • Your solicitor’s details to include the full name and address of the firm, the name of the person attending to your purchase, their telephone number and email address.
  • Details of how the purchase is to be funded which means how much is to be by way of a mortgage and how much is to be funded by cleared and available funds.  This is the loan to value ratio.
  • Where the purchase is to be totally or partially funded by cleared and available funds, we will be required to see evidence of those funds, for example, by provision of a current bank statement.
  • Details of your lender with contact details or contact details of your financial adviser if you are using one.
  • New and more stringent money laundering regulations will require us to ask you for proof of identity and your current address.
  • It is unclear yet as to whether or not we will be required to ask for information on the source of any cleared and available funds.

Once a purchase has been agreed and all information gathered we will send out a Memorandum of Sale to both seller and purchaser and their solicitors detailing the price and any other information deemed relevant to the transaction.

Once you have commenced the transaction you should arrange for the lender’s valuation survey as soon as possible.  This increases the confidence of the seller that you are a serious purchaser and may highlight issues at an early stage allowing time for them to be resolved.

You should also put your solicitor into funds to carry out the range of necessary searches at an early stage. Once again this increases the confidence of the seller that you are a serious purchaser and may highlight issues at an early stage allowing time for them to be resolved.

We do not charge finder’s fees to a tenant applicant.  However there are modest fees associated with the processing and administration of the tenancy application as below:

Inventory/Schedule of Condition (ingoing) (Landlord pays for end of tenancy report)    £180.00 average

Tenants Referencing

All tenants applying to rent one of our properties will be referenced by an industry standard external referencing agency.

References sought will include, but not be limited to, a CREDIT SEARCH, an EMPLOYERS REFERENCE and a CURRENT or PREVIOUS LANDLORD’S REFERENCE (if relevant).

The referencing agency then makes a recommendation as to whether or not to proceed with the application.

As is usual in the industry the TENANCY (or DILPIDATIONS) DEPOSIT required is the equivalent to six weeks rent and a tenancy cannot proceed without the deposit and the balance of the initial funds including the FIRST MONTHS RENT being provided in cleared funds prior to commencement.

All your costs associated with renting a specific property will be advised to you in spreadsheet format immediately you have decided to proceed with a property and prior to proceeding with an application to rent.

You will be required to complete a formal application form which will be made available to you online. Hard copy format will also be available should you prefer.

For the avoidance of doubt, there is no obligation on the landlord or his agent to place said deposit in an interest bearing account.
